Restoration of a Heritage building at Hyderabad Public School

 

Hyderabad Public School located in the heart of the City of hyderabad with an area of about 150 acres very next to the airport, houses one of the oldest buildings with great architecture and construction from the times of Nizams.

 

Over the period of time One of the block named ‘JAGIRDAR BLOCK' with a plan area of 2300 sqm constructed in 1923, has developed distress features especially in the roof slab and first floor walls. Some of the distress features include :

•  Leakages and damp patches in the roof slab.

•  Vertical cracks in the first floor load bearing walls.

•  Corrosion of I girders embedded in the Jack arch roof of First floor.

•  Peeling of plaster of the roof.

Since the building houses the students it was considered important and urgent to restore the structure. On close inspection it was notices that the distress features are mostly restricted to the first floor and the ground floor is in good condition.

 

The following restoration measures were suggested and executed :

  • Dismantling of existing Jack arch Roof : This dismantling was carried out carefully by using of Electrical chippers with minimum vibration and the debris disposed off.
  • Removal of cross I section : On dismantling of the roof it is observed that though the cross I sections (embedded in the Jack arch roof) are severely corroded and damaged the main Girders seemed to be in good condition. It was decided to remove all the cross I sections and retain the Main beams and use them for casting the new roof.
  • Removal of existing lime plaster on the walls : The existing Lime plaster on the walls were removed by careful chipping and the brick exposed. To enable proper bonding of the new treatment on the walls it was important to clean the bricks free from lime deposits and to achieve this properly, low pressure sand blasting was carried out on the surface of the walls and the bricks were exposed properly.
  • Strengthening of Walls : The strengthening of walls were carried out in the following manner :
  • A) Treatment to cracks ; All the cracks were identified, cut in V groove and nozzles fixed at 500 mm c/c. After sealing of the cracks using non shrink grout, cement slurry was injected through the nozzles.
  • Confinement of walls ; It was important to increase the load bearing capacity of the walls and protect the walls from further damage. This was achieved by fixing Welded mesh to the walls by nailing and shear connectors and 30 mm thick shotcreting was carried out on the surface of walls added with poly propelene fibres.
  • Casting of new Roof : After strengthening of walls, new roof slab was laid of thickness 125 mm using the existing Steel beams as beams.

CONCLUSION:

 

By using this simple innovative techniques, not only the life of the structure is extended by a minimum period of 50 years but at the same time care was taken so that no external face of the structure is damaged or disturbed considering the HERITAGE STATUS OF THE BUILDING.
